Selling a home in the summer is easy: you open the windows, let the breeze in, and show off the garden. But how do you make a buyer fall in love with a home when it’s 30 degrees outside and the trees are bare?
The secret is a Danish concept called "Hygge" (pronounced hoo-ga).
Hygge roughly translates to a mood of coziness and comfortable conviviality with feelings of wellness and contentment. It’s about creating a sanctuary from the cold. When staging your home in winter, you aren't just selling a house; you are selling a warm retreat.
Here are three ways to bring the Hygge vibe into your listing this season.
Winter days are short, and natural light is scarce. To combat a dark or gloomy feel, lighting becomes your most important tool.
Turn it all on: Before a showing, turn on every single light in the house. Even the under-cabinet lights in the kitchen and the reading lamps in the bedroom.
Watch the temperature: Ensure your lightbulbs are "Soft White" or "Warm White" (2700K–3000K). Avoid "Daylight" (5000K) bulbs in living areas, as they can feel sterile and cold in the evening—the opposite of cozy.
Since buyers can’t see the green grass outside, bring softness inside. Texture adds visual warmth that buyers can feel instantly.
Throw Blankets: Drape a chunky knit throw blanket over the arm of the sofa or the foot of the bed.
Pillows: Swap out light linen summer pillows for velvet, wool, or faux fur options.
Rugs: If you have hard floors, ensure your area rugs are clean and positioned to anchor the room, making the space feel grounded and warmer underfoot.
The first few seconds of a showing are critical. In winter, this means dealing with the "slush factor."
The Mat: Place a high-quality, clean welcome mat outside, and a sturdy rug inside the door.
A Place for Boots: If space allows, stage a small bench or a neat boot tray in the entryway. This subconsciously tells the buyer, "This home handles winter well. You can take your coat off and relax here."
Temperature: Keep the thermostat at a comfortable 70–72°F. Buyers should feel a physical sense of relief the moment they step out of the cold and into your home.
You don't need to wait for the sun to come out to make your home shine. By embracing the season and focusing on warmth and light, you can create an emotional connection that makes buyers want to stay—forever.
