Moving Here? Here’s What Locals Wish You Knew First

buyers Connexa Real Estate July 24, 2025

Welcome to the Shenandoah Valley—where the views are unbeatable, the roads are unpredictable, and your neighbor might casually drop off fresh eggs or a zucchini the size of your forearm. If you're new here (or thinking about making the move), here's what locals want you to know before you fully unpack that U-Haul.

1. “It’s not that far” is a state of mind

When someone says “it’s just 20 minutes away,” know this: it’s 20 minutes and two gravel roads, a switchback, and possibly a horse and buggy in your path. You’ll get used to it—we measure time in backroads and scenery.

2. You’ll learn to love the word “holler”

A “holler” is a valley between hills (not yelling, promise). You’ll hear it, you’ll say it, and soon you’ll be giving directions like, “Take a left at the old barn, then go down into the holler.”

3. Yes… it smells like dog food sometimes (and that’s just part of life here)

Rockingham County isn’t just known for mountain views and charming small towns—it’s also proudly the poultry capital of Virginia. That means agriculture is a way of life here. And sometimes? You can smell it.

When it rains in Harrisonburg, the air takes on a very... specific aroma. Locals know it comes from the soybean processing plant and nearby poultry operations—both essential to the Valley’s economy and culture. So yes, the scent travels. Yes, it’s unavoidable. And yes... it weirdly becomes part of the charm.

4. You don’t need to hike—but it helps

Whether you’re outdoorsy or indoorsy, the Shenandoah National Park, Massanutten, and the George Washington National Forest will eventually tempt you to buy hiking boots. Or at least a decent flannel. If anything, that flannel will come in help during a drive on Skyline Drive during peak fall foliage season (one of the best parts of the Valley in our opinion).

5. Local food > chain food

Sure, we’ve got your Chick-fil-A and Starbucks. But ask a local, and they’ll send you to Jack Brown’s, Jalisco’s, or Byler’s BBQ- a trailer that only parks at the finest Tractor Supply or Dollar General. Trust us—it’s worth it.

6. School spirit is serious business

Friday night football, college game days, and homecoming parades are full-on community events. Whether you're repping JMU, EMU, Bridgewater, or your local high school, expect to get swept up in the pride.

7. We’re a little slower—but in the best way

Slower pace, slower drivers, slower grocery line chats. It’s not lazy—it’s intentional. People wave. People linger. People know each other. That’s part of the charm.

8. The weather can’t decide either

Southern-ish. Elevated-ish. Predictable weather? Not a chance. You might need a jacket in the morning and flip-flops by 2pm. Always check the forecast—but take it with a grain of salt and a backup outfit.

9. People are friendly—and curious

You will be asked where you're from. Often. Don’t be surprised if your barista, neighbor, or a complete stranger in the Food Lion parking lot strikes up a full conversation. It’s not nosy—it’s neighborly.

10. Real estate moves fast (but we’ve got you)

Our market isn’t as sleepy as people think. Homes move quickly—especially the good ones with a view (or no mysterious smells). Whether you're ready to buy, just browsing, or need help figuring out where you fit in the Valley, that's what we're here for.
